A 'HIP' (Home Information Pack) is the government scheme to be implemented to try and make the conveyancing process quicker and easier. A pack consists of the local authority searches, water and drainage searches, any Land Registry documents, the Energy Efficiency report and the currently optional Home Condition report.

The HIPS regulations came into force on 1st August 2007, with the initial requirements of 4+ bed houses, and now 3+ bed houses from September 10th. This means that any owners wishing to put their 4 bed house on the market are required to get a HIP before any marketing can be carried out by estate agents, private viewings, etc.
The HIP can be compiled by any person but the usual instigators are expected to be the Estate Agents with whom the property is being marketed, they will either compile the pack themselves or contact an independent HIP providing company ("the provider") and commission a pack to be produced - This is where the Home Inspectors/Domestic Energy Assessors come in. The provider can use whoever they wish to conduct the various elements of the pack therefore advertising yourself and the services you offer is vital to get yourself known to the providers.
